What do I need to consider before selling my flat?

Your lease is likely to specify certain conditions which must be complied with before you can sell your flat. Please refer to your lease and advise your solicitor of MLM’s details so that they can liaise with us to complete this paperwork.

Can I sell my flat if I haven’t paid my service charges?

A

Please ensure that all arrears are settled before you sell your flat. If you have arrears, MLM Property Management will not be able to provide any information to your solicitor until your account is clear.

Is there a fee for providing information to my solicitor?

A

Yes. MLM charge a fee for the provision of a Pre-sale pack. Please contact MLM on 020 8492 9850 or email us at sales@mlmproperty.co.uk for more information.

Subletting

Subletting your flat

Do I need permission to sub-let my flat?

A

Please check with MLM as you may be required to obtain a licence to sub-let your flat.

Am I still liable to pay service charges if I sub-Let my flat?

A

Yes.

Regardless of whether or not you sub-let your flat, as the leaseholder, you are still liable to pay for service charges, ground rent etc. as per the terms of your lease.

For sale boards

For Sale / To Let Boards

Am I allowed to display To Let or For Sale signs?

A

No.

You may not display To Let or For Sale boards or any other forms of advertisement at your development. These boards are unsightly and will be taken down with associated costs being passed on to you if they are from you or your Estate Agent.

Moving

Moving in / Moving out

What do I need to consider before moving in or out of my development?
A
When moving in or moving out of your development, please ensure that you make every effort to protect the common parts during this time. If your development has a lift, please speak to MLM as there may be protective curtains available to protect lifts from damage being caused by moving bulky items of furniture.

What happens if I cause any damage to the common parts?
A
If any damage is caused, you will be recharged for the costs of repairs.
Short Term Letting

Short Term Letting

Can I rent my flat on AirBnB or another short term letting facility?
A
Please check the terms of lease. Most leases do not give permission to rent your flat on AirBnB or other forms of short-letting.
Q
What would happen if I was caught illegally renting my flat on AirBnB or other short term letting facility?
A

This could result in legal action being taken against you.

This may also be a breach of planning permission for the use of your flat as a residential dwelling only.
