In 2008 MLM was asked to assist a group of leaseholders who were very dejected with their landlord and their managing agent having watched their block deteriorate through years of neglect and mismanagement.
MLM advised the residents to instigate “Right to Manage”. We set up a right to manage company to ensure they were empowered to collectively take the necessary decisions on the future of their block.
With the assistance of Macrory Ward Solicitors, we are able to steer the residents through the right to manage process.
Our first tasks were to
- Set up a full management plan and to reverse the years of neglect
- Provide a realistic budget which was agreed with the residents
- Complete our property health check
- Provide a 15 year cyclical plan of refurbishment and improvement
- Appoint directors of the RTM company
In a relatively short space of time MLM has been able to:
- Re-tender all major contracts for services to confirm value for money is being maintained,
- Negotiate a 40% reduction in gas bills by switching suppliers
- Negotiate a 25% reduction in electricity bills by switching suppliers,
- agreed to the removal of a £9,500 incorrectly billed gas charge
- Reduced service charge apportionments after the inclusion of 2 new flats to the development
- Negotiated a 20% reduction in the building insurance premiums
- Complete a full health and safety check of the building and put a compliance programme in place
- Complete a programme of renewal and recommendation for major works
- Started the section 20 consultation for the provision of a new roof
- Agreed a 4 year renewal plan for the exterior and interior redecoration of the building
Most importantly we have empowered the residents to become the masters of their own destiny through the right to manage process.
